What you are looking at

These photos cover three things: the homes themselves, the shared spaces, and the building as it sits on 15th Avenue East. Use them to narrow down which floor plan to tour, then come see the one you like. Photography is honest about finishes and cabinetry. It is much less honest about scale, light, and sound, which are the three things most people end up caring about after a month of living somewhere.

Inside the homes

The Fifteen has studios, open one bedrooms, and two bedrooms, and some homes include a loft. Interiors were built to a specific standard rather than a generic one. Appliances are Energy Star rated. Lighting is LED throughout, using bulbs rated for roughly fifteen years, so replacing them is not part of your routine. Plumbing fixtures are low flow. Paints and adhesives used in construction are low or no VOC, which is not something a photo can show you and is worth knowing anyway.

Look at where the windows fall in each shot. Passive cooling is part of how this building was designed, so window placement and airflow do real work here rather than sitting in the background.

The rooftop garden terrace

The rooftop garden terrace is the shared space residents use most. It is a planted roof, not a bare deck, and it changes character through the year in a way a single photograph flattens. If you are touring, ask to go up. It is worth five minutes.

The building

You will also see the entry, the common areas, and the secure bike storage. Bike storage is a small detail that turns out to matter a great deal on Capitol Hill, where a bike is often the fastest way across the neighborhood. The Fifteen was built as a carbon neutral constructed residence, and that decision shows up in the systems and materials more than in anything you can point a camera at.

Photos cannot do the last part

They will not tell you how loud 15th Avenue East is on a Saturday morning, how the light lands in an east facing home in February, or how long it actually takes to walk to Volunteer Park.
